ACCESS STATEMENT FOR LEVISHAM COTTAGE, PICKERING, NORTH YORKSHIRE
INTRODUCTION
We aim to accommodate the needs of all our guests at Hungate Cottages.
This is a summary of the facilities at Levisham Cottage which is a two
storey building. The decor throughout is neutral and all rooms are well lit
through natural light and good electric lighting. The property has full central
heating.

PRE-ARRIVAL
Hungate Cottages are located in the market town of Pickering – gateway to the North York Moors National Park in
North Yorkshire. We are ideally situated for the North Yorkshire Moors, York
and the east coast resorts of Whitby and Scarborough. We can be contacted via

ARRIVAL AND CAR PARKING FACILITIES
Levisham Cottage is located in a grassed courtyard setting with five of
our other cottages there are communal tables and seating. Parking is on a level,
gravel parking area to the rear of the property.
MAIN ENTRANCE
The property is accessed through the garage from the drive which brings
you to the main door. The garage door is 214cms high and 205cms high. The door
to the small hall is 69cm wide with a small step of 14cm. On the left is a door
71cms wide leading into a tiled WC 41cm high with basin 80cm high with mirror
and light above. To the right there is a doorway 79cms wide leading into the
open plan lounge/dining room and kitchen. The front door is on the left giving
access from Recreation Road, the doorway is 77cm wide and up two steps, No. 1
22cms high and 52 cms deep and No.2 22cms high.
LOUNGE/DINING ROOM
The lounge/dining room has a short-pile carpet. The dining table is 77cm
high with a 58cm space beneath. There are 6 dining chairs 45cms high. There is
a box for games 38cms high and 62 cms long. The French windows are 152cms wide and a step from the courtyard 28cms
high. There is one 3-seat sofa 45cms high and one 2 seat sofa 45cms high, 2
armchairs, 44cm high and a footstool 42 cms high. There is an open fire, colour
TV, occasional table, lamp and portable music system. There is a cupboard under
the stairs for cleaning materials.
KITCHEN
The kitchen is located off the lounge/dining room overlooking the
courtyard. The floor is tiled and the units are 90cm high. There is an oven,
hob, fridge/freezer, dishwasher, microwave and combined washing machine/tumble
dryer
The stairway to the first floor is carpeted and there are 13 steps, 81cm
wide, 24cm deep and 19cm high. The stairway brings you onto a carpeted landing
with a long mirror. The landing is lit by windows overlooking the Recreation
Ground.
BEDROOMS
The cottage has 3 bedrooms – 1 double and two
twin.
DOUBLE BEDROOM
A double bedroom accessed via a doorway, 71cm wide, opening into the
bedroom. The bed is 59cm high and has bedside units with lamps. There is a
built-in wardrobe and a 5-drawer unit with mirror above. There are two chairs
42cms high. The bedroom has a short pile carpet. The door into the en-suite
shower room is 72 cms wide. There is lino on the floor. There is a 13cm step
into the cubicle and the two doors are 57cm wide. The WC is 43 cms high and the basin 82cms
high. There is a mirror above and shaver point plus heated towel rail. The room
overlooks the grassed courtyard.
TWIN BEDROOM 1
There is twin bedroom towards the rear lit by a window overlooking the
grassed courtyard and accessed via a doorway opening into the bedroom 72cm
wide. The beds are 52cm high and there
is a bedside unit and lamp between. There is a built in wardrobe together with
2 drawer unit with mirror above and two chairs 47cms high.
TWIN BEDROOM 2
There is a second twin bedroom accessed via a doorway 72cm wide off the
landing. The beds are 59cm high with a unit and a lamp between. There are two chairs 43cm high. It has a built in wardrobe and a 5 drawer
unit. The bedroom overlooks the Recreation Ground.
BATHROOM/SHOWER ROOM
The shower room is accessed from the landing by a door 64cm wide opening
outwards. There is a 12cms step into the cubicle and it is 71cms wide. The
doorway to the main bathroom is 72cms wide opening outwards. The bath is 50cms
high with mixer taps. The WC is 43cms high The basin 82cms high with mirror
above and shaver point. There is a
heated towel rail. The floor is tiled.
The room is south facing overlooking the Recreation Ground. The glass is
frosted.
