ACCESS STATEMENT FOR FARNDALE COTTAGE, PICKERING, NORTH YORKSHIRE
INTRODUCTION
We aim to accommodate the needs of all our guests at Hungate Cottages.
This is a summary of the facilities at Farndale Cottage which is a two
storey building. The decor throughout is neutral and all rooms are well lit
through natural light and good electric lighting. The property has full central
heating.

PRE-ARRIVAL
Hungate Cottages are located in the market town of Pickering – gateway to the North York Moors National Park in
North Yorkshire. We are ideally situated for the North Yorkshire Moors, York
and the east coast resorts of Whitby and Scarborough. We can be contacted via

ARRIVAL AND CAR PARKING FACILITIES
Farndale Cottage is located in a grassed courtyard setting with five of
our other cottages there are communal tables and seating. Parking is on a
level, gravel parking area. The access is from the drive and then there is a
paved footpath to the cottage.
MAIN ENTRANCE
The property is accessed from a paved pathway which brings you to the
main door. There is an archway 108cms wide leading to the door on the right
leading to a step 14cms high, 88cms wide and 80cms deep. The doorway is 75cm
wide and up one step, 19cm high bringing you into the small hallway which has
tiled flooring. There is direct access from here to Rosedale Cottage by a
locked door on the right and the lounge/dining room to the left. There is also the entrance to the kitchen.
KITCHEN
The kitchen is located off the hallway and is accessed through a doorway
71cm wide opening into the kitchen. The floor is laminate and the units are
91cm high. There is an oven, hob, fridge/freezer, dishwasher, microwave and
combined washing machine/tumble dryer.
LOUNGE/DINING ROOM
The loung/dining room can be accessed directly from the hallway via a
doorway 71cm wide and from the kitchen via an archway 101cm wide. The room has
a short-pile carpet. The dining table is 73cm high with a 60cm space beneath.
There is are 5 dining chairs 43cms high. There is a 2-seat sofa 44cms high and
3 armchairs, 37cm high. There is an open fire, colour TV, occasional table,
lamp and portable music system.
GROUND FLOOR WC
Accessed from the lounge/dining room via a doorway 71cm wide into a
small cloakroom for cleaning materials etc. the floor in this room and the WC
is lino covered. The doorway into the WC is 71cms wide. The WC is 42cm high and
the basin is 84cm high with a mirror above.
The stairway to the first floor is carpeted and there are 13 steps, 82cm
wide, 24cm deep and 19cm high. The stairway turns to the left after six steps
bringing you onto a carpeted landing. The landing is lit by a velox light.
There is a chair 45cms high and long mirror as well. There is a beam crossing the landing 188cms
(6ft 3”) high.
BEDROOMS
The cottage has 3 bedrooms – 2 double and one
single.
DOUBLE BEDROOM 1
A double bedroom accessed via a doorway, 71cm wide, opening into the
bedroom. The bed is 62cm high and has bedside units with lamps. There are two
built-in wardrobes and a 5-drawer unit. There are two chairs 45cms high. The
bedroom overlooks the grassed courtyard.
DOUBLE BEDROOM 2
A double bedroom towards the rear lit by a velox window accessed via a
doorway, 71cm wide. The bed is 59cm high
and there is a bedside unit and lamp. There are two wardrobes together with a
basin 79cm high and a mirror above.
SINGLE BEDROOM
A single bedroom accessed via a doorway 72cm wide off the landing. The
bed is 52cm high with a unit and a lamp. There is a chair 45cm high. It
has a built in wardrobe and a 2 drawer unit. There is a decorative wash stand
73cm high. The bedroom overlooks the grassed courtyard.
BATHROOM
The bathroom is accessed from the landing by a door 71cm wide. It is lit
by a velox window. The bath is 64cm high
with a shower above. The toilet is 43 cm
high and the basin is 85cm high with a mirror and shaver point above. There is a small airing cupboard and heated
towel rail. The floor is tiled.
